Pre-Summer Maintenance
- Check refrigerant charge and cooling operation.
- Check and calibrate thermostat accuracy.
- Inspect refrigerant lines for leaks and insulation damage.
- Inspect and tighten all accessible electrical components and connections.
- Inspect condenser fan blades and mounting.
- Check motor bearings and fan operation (visual/audible inspection)
- Wash and clean the condenser coil using water to remove desert dust and debris.
- Take amp readings of motors and compressors.
- Check run capacitors for proper MFD rating.
- Check filters and recommend replacements if needed.
- Measure system performance (temperature split / delta T)
Pre Winter Maintenance
- Inspect and clean accessible heating components.
- Test furnace/heat pump ignition and gas valve for safe operation.
- Inspect heat exchanger area for visible cracks, wear, or soot buildup (gas systems)
- Check and tighten all accessible electrical connections/terminals.
- Measure amp draw and voltage on heating components.
- Test thermostat and controls for accurate heating cycles.
- Inspect accessible ductwork for obvious leaks or restrictions.
- Check filters.
- Check static pressure to assess airflow and restrictions.
- Verify emergency heat function (heat pumps)
- Run full system performance and safety test.
